The Missing Commitment – a blog addition to my Real Estate Talk

The Missing Commitment

March 5th, 2010: I had the pleasure today to visit with the Brokers and Agents of Exit Realty in North and South Carolina – I was a guest Speaker along with John Becker and Bob McKinnon and my presentation was: “The 10 Commitments of A Successful Internet Presence!

Well, I was supposed to share 10 Commitments but due to my mix up one of my slides was printed twice – so in effect I only shared 9 Commitments and therefore I short-changed my audience and friends a Commitment – here is the missing Commitment – and it is a good one:

“I will invest my time – not waste it or abuse it”

Here are the all the 10 Commitments – remember you have control over all aspects of your business and your life – you define your successes and your accomplishments!!!

1. I will trust I can do what my talents let me do.
becomes: ”My talents will extend to my customers’ connections on the internet – I will use my website/blog to connect with clients and serve their needs!”

2. I will not react negatively to unexpected change.
becomes: “My Website is not focused on Good News – it is focused on the Solutions Sellers and Buyers seek! When I take care of Sellers the Buyers Come!!!”

3. I will take positive action everyday.
becomes: “My daily interactions with my clients will trigger ideas and solutions I can post on my website/blog for the benefit of all!!! Links are the bedrock for all Internet stories.”

4. I will make positive growth a daily part of my life.
becomes: “My local knowledge of communities, events, activities, and changes are the scaffolding of decision making for my clients – I will educate myself!!!”

5. I will not allow other to define who I am or what I can do.
becomes: “I will not be distracted by the noise and distractions online and will focus on immediate solutions for my clients. FaceBook/Twitter may not be my best friends!!!”

6. I will not procrastinate in doing what I know I should do.
becomes: “I will blog once a week focused on my market happenings, statistics, and important changes to the local Real Estate Market. It is up to me to connect on the Internet!!!”

7. I will not give up because things get tough.
becomes: “I will trust that my efforts online will payoff and use them to get more listings and offer excellent marketing. I understand that Internet Marketing is my Job!!!”

8. I will not sit and wait for things to happen.
becomes: “My days will be well-planned; I will schedule and follow up on all my leads. I know what I need to do daily and will do it!!!”

9. I will invest my time – not waste it or abuse it.
becomes: “I will build a network of thoughtful colleagues so I can emerge from any difficulty. I will be a good colleague to my network and collaborate willingly!”

10. I will strengthen my clarity not feed my confusion.
becomes: “Learning is a journey I undertake willingly – I will chose the appropriate mentors, trainers, and partners in order to grow my business!!!”

Let’s first tackle your question – why bother?:

a. Google, Yahoo, and Bing are indexing www.exitmidsouth.com with a vengeance – early adopters who drive traffic back to their profile will benefit from appearing on page 1 of Google quickly as well as accrue Page Rank and Link Juice.

b. The Network is bigger than you – think of FaceBook, Trulia, etc… the early adopters of those network have more content, more connections, and therefore more Google Juice.

c. unlike other network all links are live on EXIT Midsouth. This means that you build continued visibility to your website, listings, blogs – whereas networks like FaceBook are link-cloaked and pass no Google love to you.

d. I will stop here because I can add 30 to 50 more reasons why you ought to read this blog, become a member, and link your profile for higher visibility – in fact I plan on doing so in the weeks to come.

Social Networking is a fundamental change in our society; it allows us to connect with our friends and customers via the internet and smart phones… it helps us stay in touch with those we care about, work with, and share with them what we are up to.

My question to you is: What if Google was one of your Social Networking Friends? Think about this: What if every time you had something special to share Google told everyone for you? and I mean Everyone on the Internet… Well Google tells everyone by ranking their stories and expertise – Do you know how to tell Google so it ranks you high?

Redfin Enters the Atlanta Market – is your local market next? (hint: Duh!!!)

Inman News: Zillow offers loan quotes through Redfin

Distribution deal includes revenue-sharing agreement

Zillow says it’s entered into a distribution deal with online real estate brokerage Redfin that allows visitors to the brokerage’s Web site to request loan quotes from the Zillow Mortgage Marketplace.

A Zillow spokeswoman said the deal, announced on the company’s corporate blog, includes a revenue-sharing agreement with Redfin.

In an e-mail, Redfin Chief Executive Officer Glenn Kelman said terms of the agreement have not been finalized. Kelman said that if the brokerage does generate revenue from mortgage customers, it will disclose that fact “and my guess is that we’d refund some portion of it back to the consumer.”

“We just thought it would improve Redfin’s customer experience if, in addition to our recommended lenders, we also offered consumers some ability to check prices in the larger marketplace,” Kelman said. “By the same token, we don’t earn any money from our recommended lenders.”

Redfin announced last week that it had entered the Atlanta market, the third new market this year and the company’s 10th overall. The brokerage said it’s organizing its real estate agents nationwide into local teams consisting of an agent, a coordinator and several field agents.

The agent is responsible for the customer’s success from start to finish, offering advice, negotiating offers and managing the team, Redfin said. The coordinator assists the agent with tour scheduling and closing paperwork, while the field agent ensures customers can get into homes all over town on short notice.

“This model gives each client the accountability of one throat to choke, the intimacy of a small team who knows the customer by name, while still offering more resources every day of the week than any one agent can deliver on his own,” said Scott Nagel, Redfin vice president of real estate operations, in a press release.

To staff the teams, Redfin said it nearly doubled the number of employees in customer service over the past three months.

“We think teams is another big step toward becoming a mass-market service that blends the best of the traditional world with new technology, and a commitment to serving customers rather than chasing commissions,” Kelman said in a blog post.

Redfin Press Release: Redfin Expands to Atlanta, Organizes Agents into Local Teams

Seattle – Dec. 17, 2009: Online real estate broker Redfin today expanded to Georgia, organized its real estate agents into local teams to give customers a high level of personal service, and began alerting customers by email when a listing sells in their neighborhoods.

Atlanta Expansion
Atlanta is the company’s tenth market overall, and third new market this year. Redfin brings to Atlanta its trademark combination of customer service, candor and value. Redfin draws customers to its website by publishing data that most other Atlanta sites lack, such as when a property was originally listed and at what prices. Customers can search Atlanta’s entire metropolitan area, which is enormous: the new market increases the number of listings on Redfin by 30%.

Visitors to Redfin.com can use Redfin’s online tools to ask an agent for service: answering questions, arranging home tours, preparing offers and listing homes. In Alpharetta, Buckhead, East Cobb, Intown, Perimeter, Suwanee and Woodstock areas, Redfin employs its own agents, paying salary, benefits and a customer-satisfaction bonus rather than commissions.

All of the agents’ customers come via Redfin’s site, not through sales prospecting, allowing Redfin to focus exclusively on delivering industry-leading customer satisfaction. To measure customer satisfaction, the company surveys every agent’s customers, deal or no deal. Redfin then publishes the survey responses on the agent’s online profile, giving customers unprecedented information about that agent’s past performance.

Customers who buy a home through Redfin then get half the commission refunded at closing, typically worth $7,500 on a $500,000 home. In West Cobb, Gwinnett, Peachtree City and Lake Lanier areas, where Redfin does not employ its own agents, Redfin works with partner agents who agree to provide Redfin’s level of service and transparency. The refund from partner agents is 15% of the commission, worth $2,250 on the same $500,000 home.

“Redfin’s arrival in Atlanta is a huge win for consumers, who get more information about both properties and real estate agents, and new ways to use the Internet to get better customer service,” said James Marks, Redfin’s Atlanta market manager. James was a local Atlanta broker for six years prior to joining Redfin, and the vice president of operations for Technology General Contractors before that.

Local Teams
With the Atlanta launch, Redfin is also organizing its real estate agents nationwide into local teams consisting of an agent, a coordinator and several field agents. The agent is responsible for the customer’s success from start to finish, offering advice, negotiating offers and managing the team.

The coordinator assists the agent with tour scheduling and closing paperwork, while the field agent ensures customers can get into homes all over town on short notice. For continuity of care, Redfin pairs each agent with another Redfin agent so the two can support one another on days off. To staff all the teams, Redfin nearly doubled the number of employees in its customer-service organization over the past three months.

Redfin’s website and telephone system now automatically route telephone calls and online service requests to Redfin team-members, so customers get fast service from the right person.

Home-Sale Alerts
With this upgrade to the website, Redfin now also alerts users by email when a property in their neighborhood sells, including photos, property details and the price. Question: How long do you think it will take them to rank on page 1 Organically? PPS: They are already on Page 1 of Yahoo under “Atlanta GA Homes for Sale.” 
  2. How do they do it…? They have brought their Internet Marketing and SEO Strategies in-house and take it seriously.

    a. They dominate organically and push a lot of small players out of the way on the Internet by offering more data and more integration than anyone.

Coldwell Banker puts new spin on search

Beta site features image-based ‘BlueScape Search’

 

Coldwell Banker Real Estate LLC is launching a new Web site that aims to take some of the drudgery out of property searches, providing consumers with more ways of expressing their preferences and trying to anticipate what they’re looking for.

Coldwell Banker’s new site can identify a user’s location as soon as they come to the site, and serve up properties in that area. Then, drawing on predictive search techniques employed by sites like Amazon.com, profiles are constructed for each visitor, allowing the site to suggest homes they might be interested in.

For the more adventurous, the new site can even dispense with searches based on a geographic area and property type altogether, attempting to divine the user’s ideal property by showing them a series of images that they can give the thumbs up or thumbs down to.

Coldwell Banker’s image-based “BlueScape Search” — which company officials compared to the “build it yourself” Internet radio station, Pandora — may be the most radical feature of the brokerage’s new site, which launches today in beta test mode.

But the site’s main search page, which employs a more traditional query box and results pages, also includes some new tricks that Coldwell Banker says add to its versatility.

“We didn’t just do a redesign on a high level,” said Helen Galasso, Coldwell Banker’s vice president of interactive marketing. “We ripped the site apart and started from the ground up.”

While users can fill out all the usual inputs — location, price range, number of bedrooms and bathrooms — there’s also a keyword search box that facilitates “long tail” searches for special property characteristics like a three-car garage, terrace or heated pool.

Since terms may vary from region to region — one person’s “boat dock” is another’s “boat slip” — “we’ve left it up to the consumer to search whatever they are looking for,” Galasso said.

Search results boundaries can be redrawn on a map, allowing users to see properties in an area that would be hard to define in words — such as two communities on opposite sides of a river.

Click on a listing, and users are presented not only with the usual details about the property and a “call to action” to contact the listing agent, but a “You may also like” box featuring other properties. The properties are selected by the site on the basis of characteristics of other homes consumers have expressed interest in.

Consumers can also assign ratings of properties of one to four stars. Other users can’t see the ratings, but agents can use the ratings as feedback to better understand how their listings are viewed by consumers.

The site also integrates video and social networking, providing access to videos on Coldwell Banker’s YouTube channel, Coldwell Banker On Location.

Galasso said the beta test site unveiled today is the first of three iterations, with additional features to be added by this spring.

For now, the beta test site, located at beta.ColdwellBanker.com, will operate in parallel with Coldwell Banker’s existing site, ColdwellBanker.com.
